Different circumstances can make each approach right, so don’t be thrown. So how do you find a lender or broker you can trust’ Start with credibility. It’s not easy to know if the prices quoted by lenders are reliable. We Have to Talk: A Step-By-Step Checklist for Difficult Conversations

Think of a conversation you’ve been putting off. Got it? Great. Then let’s go.

There are dozens of books on the topic of difficult, crucial, challenging, important (you get the idea) conversations (I list several at the end of this article). Those times when you know you should talk to someone, but you don’t. Maybe you’ve tried and it went badly. Or maybe you fear that talking will only make the situation worse. Still, there’s a feeling of being stuck, and you’d like to free up that stuck energy for more useful purposes.

What you have here is a brief synopsis of best practice strategies: a checklist of action items to think about before going into the conversation; some useful concepts to practice during the conversation; and some tips and suggestions to help your energy stay focused and flowing, including possible conversation openings.

You’ll notice one key theme throughout: you have more power than you think.

Working on Yourself: How To Prepare for the Conversation

Before going into the conversation, ask yourself some questions:

1. What is your purpose for having the conversation? What do you hope to accomplish? What would be an ideal outcome?
Watch for hidden purposes. You may think you have honorable goals, like educating an employee or increasing connection with your teen, only to notice that your language is excessively critical or condescending. You think you want to support, but you end up punishing. Some purposes are more useful than others. Work on yourself so that you enter the conversation with a supportive purpose.

2. What assumptions are you making about this person’s intentions? You may feel intimidated, belittled, ignored, disrespected, or marginalized, but be cautious about assuming that this was the speaker’s intention. Impact does not necessarily equal intent.

3. What “buttons” of yours are being pushed? Are you more emotional than the situation warrants? Take a look at your “backstory,” as they say in the movies. What personal history is being triggered? You may still have the conversation, but you’ll go into it knowing that some of the heightened emotional state has to do with you.

4. How is your attitude toward the conversation influencing your perception of it If you think this is going to be horribly difficult, it probably will be. If you truly believe that whatever happens, some good will come of it, that will likely be the case. Try to adjust your attitude for maximum effectiveness.

5. Who is the opponent? What might he be thinking about this situation? Is he aware of the problem? If so, how do you think he perceives it? What are his needs and fears? What solution do you think he would suggest? Begin to reframe the opponent as partner.

6. What are your needs and fears? Are there any common concerns? Could there be?

7. How have you contributed to the problem? How has the other person?

4 Steps to a Successful Outcome

The majority of the work in any conflict conversation is work you do on yourself. No matter how well the conversation begins, you’ll need to stay in charge of yourself, your purpose and your emotional energy. Breathe, center, and continue to notice when you become off center-and choose to return again. This is where your power lies. By choosing the calm, centered state, you’ll help your opponent/partner to be more centered, too. Centering is not a step; centering is how you are as you take the steps. (For more on Centering, see the Resource section at the end of the article.)

Step #1: Inquiry
Cultivate an attitude of discovery and curiosity. Pretend you don’t know anything (you really don’t), and try to learn as much as possible about your opponent/partner and his point of view. Pretend you’re entertaining a visitor from another planet, and find out how things look on that planet, how certain events affect the other person, and what the values and priorities are there.

If your partner really was from another planet, you’d be watching his body language and listening for unspoken energy as well. Do that here. What does he really want? What is he not saying?

Let your partner talk until he is finished. Don’t interrupt except to acknowledge. Whatever you hear, don’t take it personally. It’s not really about you. Try to learn as much as you can in this phase of the conversation. You’ll get your turn, but don’t rush things.

Step #2: Acknowledgment
Acknowledgment means showing that you’ve heard and understood. Try to understand the other person so well you can make his argument for him. Then do it. Explain back to him what you think he’s really going for. Guess at his hopes and honor his position. He will not change unless he sees that you see where he stands. Then he might. No guarantees.

Acknowledge whatever you can, including your own defensiveness if it comes up. It’s fine; it just is. You can decide later how to address it. For example, in an argument with a friend, I said: “I notice I’m becoming defensive, and I think it’s because your voice just got louder and sounded angry. I just want to talk about this topic. I’m not trying to persuade you in either direction.” The acknowledgment helped him (and me) to re-center.

Acknowledgment can be difficult if we associate it with agreement. Keep them separate. My saying, “this sounds really important to you,” doesn’t mean I’m going to go along with your decision.

Step #3: Advocacy
When you sense your opponent/partner has expressed all his energy on the topic, it’s your turn. What can you see from your perspective that he’s missed? Help clarify your position without minimizing his. For example: “From what you’ve told me, I can see how you came to the conclusion that I’m not a team player. And I think I am. When I introduce problems with a project, I’m thinking about its long-term success. I don’t mean to be a critic, though perhaps I sound like one. Maybe we can talk about how to address these issues so that my intention is clear.”

Step #4: Problem-Solving
Now you’re ready to begin building solutions. Brainstorming and continued inquiry are useful here. Ask your opponent/partner what he thinks might work. Whatever he says, find something you like and build on it. If the conversation becomes adversarial, go back to inquiry. Asking for the other’s point of view usually creates safety and encourages him to engage. If you’ve been successful in centering, adjusting your attitude, and engaging with inquiry and useful purpose, building sustainable solutions will be easy.

Practice, Practice, Practice

The art of conversation is like any art-with continued practice you acquire skill and ease. Here are some additional hints:

Tips and Suggestions:

• A successful outcome will depend on two things: how you are and what you say. How you are (centered, supportive, curious, problem-solving) will greatly influence what you say.

• Acknowledge emotional energy-yours and your partner’s-and direct it toward a useful purpose.

• Know and return to your purpose at difficult moments.

• Don’t take verbal attacks personally. Help your opponent/partner come back to center.

• Don’t assume your opponent/partner can see things from your point of view.

• Practice the conversation with a friend before holding the real one.

• Mentally practice the conversation. See various possibilities and visualize yourself handling them with ease. Envision the outcome you are hoping for.

How Do I Begin?

In my workshops, a common question is How do I begin the conversation? Here are a few conversation openers I’ve picked up over the years-and used many times!

• I have something I’d like to discuss with you that I think will help us work together more effectively.

• I’d like to talk about ____________ with you, but first I’d like to get your point of view.

• I need your help with what just happened. Do you have a few minutes to talk?

• I need your help with something. Can we talk about it (soon)? If the person says, “Sure, let me get back to you,” follow up with him.

• I think we have different perceptions about _____________________. I’d like to hear your thinking on this.

• I’d like to talk about ___________________. I think we may have different ideas about how to _____________________.

• I’d like to see if we might reach a better understanding about ___________. I really want to hear your feelings about this and share my perspective as well.

When I Make a Plan for a Project, Event, or a Business Start-Up, Does that Hinder or Help LOA?

Creating a plan that talks about where you’d like to be (I’d like this to be happening) helps generate ideas and sets the energy in motion. Talking about a plan, writing it down and giving it attention in this creation stage always sets the energy in motion. Once a plan has been vibrationally executed, you can use Deliberate Attraction to keep raising your vibration to come into alignment with your plan. For example, many project management meetings expend most of their time focusing on what hasn’t been done and spend very little time appreciating what has been done. Most of us are “scorekeepers” by nature, usually keeping score of what hasn’t arrived yet. This kind of focus with respect to any plan simply lowers the vibration around it which is the exact opposite of what these kinds of meetings hope to accomplish.

Instead, use your plan to identify different milestones you’d like to accomplish. Keep these milestones generalized rather than specific. Attach a call for action to each milestone. For example, one of your milestones may be that you’d like to attract 10 new clients to your business. Your call to action is to identify what you need to have in place to be ready for Law of Attraction to deliver 10 new clients to you. Continue attaching a call for action to each of your milestones -whatever needs to be done next. Any action that you take should feel like inspired action, action that feels good to do because you know you are getting ready to receive the manifestation of your desire. If you uncover some contrast along the way, use it to help you identify a new, clearer point of desire for your plan. Remember, aligning your energy is an ongoing process.

As you identify where you’d like to be at a certain point within any plan, be general about dates and numbers, especially if you feel some doubt around receiving it. For example, if saying that you need 10 new clients in the next 5 days generates a lot of doubt, you won’t attract those new clients. Your doubt is creating resistance-which is the opposite of alignment. Generalizing your desire into a statement like, “I’d like an abundance of clients and other sources of revenue to show up in my business. I’m open for business!” creates a stronger vibrational match and lowers resistance to allowing your desire to manifest.

The best use of any plan is to use it to help you monitor and celebrate everything that you attract that is in alignment with your desire. If you meet a new client unexpectedly in a coffee shop, or you get increased web traffic or a former client buys something again from you, then you’d celebrate how those transactions are evidence that you are aligning more and more with your new plan.

Create a plan. Create milestones within it. Attach a call for action to each milestone and do whatever preparation needs doing. Then use your plan to score-keep what IS happening in alignment with your plan. And remember, Law of Attraction works like your own 24/7 manager. Let Law of Attraction figure out the how-to part of manifesting this new plan. Your job is to enjoy doing the preparations and then celebrate the unfolding of evidence. That’s how to apply Law of Attraction to any plan.

Goal Setting; Part III

If you’re like me or probably most men for that matter; when you buy a new piece of equipment you start putting it together instead of reading the instruction to learn how to properly do it. It is only after we make a mess of it that we consult the instruction to get a better understanding of what we’re doing. In this series I’ve opted to go through the instructions first, so you can truly understand what you’re doing. So far we’ve discussed the incredible benefits of having this piece of equipment(YOUR GOALS)and we have explored some of the reasons why most people resist setting goals. In today’s lesson, we will look at some of the nuts and bolts-some important ideas you should consider when setting goals.

1. They are written

This extremely important. When you write your goals down, you make them concrete. Having them only in your mind is wishful thinking. Having them written down is commitment. Choosing to write down powerful goals means that you are at the same time choosing to live a compelling future. Remember that all the studies show that people who write their goals down are ten times more likely to achieve them compared to those who simply have their goals in their heads.

2. Goals should be specific

You need to be clear about what it is that you are working to achieve. Clarity attracts and will help you to better measure and evaluate your progress.

Goals like I want to have lots of money, or I want to lose weight are simply too hazy… too ambiguous. They cannot be measured. Saying that I want to have a net worth of 1 million dollars or I want to lose 15 pounds is far more specific.

3.Goals should be challenging but realistic.

Many would say that having a goal to be a Jamaican bobsledder was unrealistic. I think we proved that it wasn’t. Undoubtedly it was very challenging but all together realistic. Back in 1988, having a goal to win an Olympic Medal, for us, would not only have been challenging but totally unrealistic. Your goals must be big enough so that they push you out of your comfort zone and cause you to stretch beyond your limitation. The key is to strike a balance. You should have a 50-50 chance of success. In other words, thy should be set at such a level that through effort, the chances of you NOT achieving them is the same as the chances of you succeeding.

While it is true that you can achieve anything you set your mind to, if you are only earning $50K, don’t shoot for earning 500K next year. That’s a little bit of a stretch. Instead find a point between where your income is and where you would like it to be. Maybe you chose to double your income to 100K next year. Such a goal would definitely cause you to stretch but would be more believable and therefore more achievable. Once you’ve achieved that goal of 100K in income it now become your new platform from which to launch to higher income levels. Of course this principle works for any other goal you may set.

4. Goals should have a deadline.

Without a deadline our goals are just idle wishes. As human beings we suffer from a disease call procrastination and it causes us to put off for no apparent good reason actions that will move us close to our goals. Having a deadline puts positive pressure on us and gives us a sense of urgency. Make sure though that your deadlines are realistic. As they say…there are no unrealistic goals only unrealistic time frames in which to achieve them.

5. Goals should be well planned

To increase your chances of success you should have a detailed plan of how you are going to achieve your goals. Write down all the activities that you would need to complete in order to achieve your goals. Prioritize them and review and rewrite the plan to make it as perfect as possible.

Setting Goals - 5 Steps To Doing It More Effectively

A great deal has been said and written about goals and the setting of goals. Unfortunately, much of what has been written doesn’t give a complete picture and often times leads to even greater frustration. In reality, there are two major problems with what has been taught about goals:

1. They are written for tomorrownot today.

2. They are thoughts based on what you “hope” you can achieve.

That may not sound so bad, but it really sets you up for failure. Let me explain why:

When something is based on “what if,” there is always doubt. Nothing destroys positive mental sight quicker than doubt. Thoughts can become desires that have no positive mental connection. Oh, you’ll get the thoughts, but they die from lack of positive mental nourishment. This makes goal setting a very self-destructive act for many people!

When we live in tomorrow, what happens to today? Most ideas that start in tomorrow get buried under the crisis of today. Unless life begins today, tomorrow remains a vacant room that you keep planning to decorate.

Here are some questions that you can ask yourself to help you achieve your dreams:

Q: What do I really want to achieve? This gives your mind direction. It allows your imagination to sketch a picture you can color each day with designed action.

Q: Why do I really want to achieve this? This creates the motivation. The answer to this question becomes the mental control you use in the moments of doubt. During the year, those moments will creep into your mental processing. The answer to this question lets you face and then remove the doubt.

Q: What price am I willing to pay to achieve my dream? This is the most important question. The desires of life don’t break down at the point of drive; the drive is taken away when you are no longer willing to pay the mental and emotional price to have your dream.

Q: What must I do today to create a possibility? This becomes the daily question you ask yourself every morning. The answer to this question designs your daily agenda. It gives each day direction, purpose and meaning. It designs each day as an investment of your time, talent and resources.

Q: Will this action make my dream easier or more difficult? This is the monitoring question. Before you take any action, place the action against this question. If the action creates a distraction or detour, then don’t take it.

Learn this and learn it well: each time you hesitate on your journey, your mind wanders off and when it comes back it has missed what happened during its detour. Then you have gone backward instead of forward.

Get What You Want in 4 Easy Steps

Setting and reaching goals is a great way to create milestones in your life. It feels good to achieve something you’ve worked for and focused on.

Many people think that when someone reaches
a goal it’s because that person is special or
has some unique talent. Chances are, this
person had a plan and a vision.

Yes, the old saying of “people don’t plan to fail,
they fail to plan” is tired, but alas, still true.
A plan can be an idea on a cocktail napkin
r an elaborate schematic of steps to reach
a particular objective. It may simply be a
picture.

Either way, goals and objective require
something concrete. The “mortar” that
holds a dream together is made with only
three ingredients:

1. Words. Written goals are more likely to come true than those that aren’t.

2. Pictures. Visual goals are the epitome of “seeing is believing, and believing is seeing” your objective come true.

3. Action. Love, like your desire to reach a goal, is not just a feeling, it must be an action. Do your actions equate with your goal? In other words, if your goal is to be a writer, are you, in fact, writing or just thinking about it? You’ve got to do it to be it.

Now you may be wondering how goal setting and goal-achieving relate to feng shui. Well, your environment has a direct impact on your effectiveness and your life, so to increase your chances of success, you want to make sure your environment reflects that desire. In other words: use symbolism in your home or office to keep the focus on your goals. Also, the Chinese hang banners with auspicious sayings in their homes and businesses to reflect their aspirations… So you see, this is perfectly feng shui.

The ideas below will help you focus your attention on your goals so that you, too, will be one of those admired people who set a goal and achieved it!

1. Symbolize your goals. What is it you want to achieve? Is it your goal to be a famous writer? If so, start an antique pen collection and place it in the south sector of fame and recognition. Add a light here and pictures of some of your favorite writers — yourself included! — in red frames. Pick something to symbolize your goal, whether that is a vase, a globe, a figurine. Put this where you can see it frequently.

2. Picture it. Pictures are worth a thousand words. Put pictures that symbolize your goals in the appropriate corner to inspire you! Is it health? Put up a picture of a runner if exercising or completing a marathon is your goal.

Maybe you want wealth and to you being wealthy is represented by living in Tahiti… So, put a poster of a gorgeous Tahitian island up on the wall opposite your desk where you can see it everyday. It will make going after your goal sweeter.

3. Activate your goals by sector by creating a symbol corner. If your goal is to be a wealthy businessman, then the north and northwest sectors are all-important. They represent water which is wealth (north), and helpful people (northwest). Buiild a symbol corner with elements appropriate for your goal and that corner. Not sure about the sectors? 4. Put it into words. In addition to creating your goal corner and hanging a picture of your goal, you can complete the scene by adding your goal in words. So, for example, if you’ve created a marriage goal corner with a double fish symbol, a lamp with crystals, a red candle, and a picture of two people holding hands, all you need on the wall next to this is the word “Love” or “Forever” or “Commitment” or “Marriage.”

Or, if you’ve created a business corner, go with the word “Success” or “Prosperity.” A very wealthy businesswoman who I admire greatly had a sign made to hang above her front door that said “Abundance” and everyday, it reinforced her goal to her and to her family. Goal Planning Need Not All Be Cut-and-Dried!

For every goal that you set for yourself or dream of accomplishing, it is imperative to have very strong reasons for wanting to accomplish them. Creating strong “Why’s?” for achieving your goals provides powerful leverage. The reasons that you list become a source for what “pulls” you into action each day.

Metaphorically speaking, it’s all very well being in Melbourne and wanting to take a car trip to Perth.

However - is the logical first step - to get in your car and turn on the engine?

Planning the trip is essential. Setting clearly defined goals and recording them are the equivalent when on life’s journey.

Goals are your journey’s various destinations. Clear plans of action are your road map.

Your milestones are the cities and towns along the way, indicating that you’re on the right track.

Knowing yourself and your usual patterns of behaviour allows you to fit or adjust these to suit your plans.

Improvements to your engine, your driving and navigation could mean fewer stops and an easier ride.

Taking others along on your trip allows for team work and lightens the load (depending on who you take!).

Having clear and strong reasons for wanting to get to the destination will keep you driving when the journey becomes boring, tedious or the road gets a little rough (there’s that arid stretch of Nullabor between Melbourne and Perth). They’re the “why you began” your trip in the first place.

For every goal record at least five “Why’s?”

I suggest five because everyone can usually come up with the first two or three “wishy-washy” reasons.

Listing five reasons (or more) finds you digging a little and you end up writing more deeply felt reasons. The reasons that you list, have a momentum of their own - regardless of what the final results end up being, these responses get you moving toward your goal.

Please note, that when I work with clients (and with myself) I’ll often begin with clarifying and determining what you want and then from that foundation developing the concrete, physical, tangible, feasible and measurable embodiment of these “wants”. These then become the goals around which our action plans are designed.

The reason I write this article is that, more often than not (when left to our own devices) we come up with goals first and immediately start taking action. Realising later that it is not at all what we really wanted.

Listing your reasons is a terrific way of checking in with yourself and with your level of sustainable passion and intention for your plans. Remember to ask yourself these questions, consistently:
